Buying a home in 8 steps
1. Set your budget
Include stamp duty (~5–7%), registration (~1%), GST for under-construction (~5%), interiors and moving costs.
2. Get pre-approved
A pre-approval locks in your interest rate for 30–90 days and strengthens your negotiating position.
3. Shortlist neighbourhoods
Weigh commute, schools, hospitals, safety and future infrastructure — not just current amenities.
4. Site visit smart
Visit at different times of day. Ask about water pressure, power backup, and neighbour density.
5. Vet the paperwork
Verify RERA number, title chain, encumbrance certificate and the developer's completion certificates.
6. Negotiate & book
Ask for price on carpet, not super area. Confirm what's included: fittings, parking, club fees.
7. Registration & possession
Registry at the sub-registrar. Do a walkthrough with a snag list before final payment.
8. Post-possession
Update KYC with the society, set up utility connections, and file your Section 80C claim next April.
